Using Playmaker for virtual scripting, Relief Terrain Pack for terrain shaders and a lot of other assets. Unity 4 pro (water is pro version):
Unity 5 beta: Used it for speedtree (list of games speedtree is used in: http://speedtree.22slides.com/games) and water is now basic
